Most of the housing stock we see was built between 1954 and 2010, with the bulk going up in the 1980s and 90s, spread across two dozen named pockets of the city. That means a lot of the doors we open are steel sectional panels on extension or torsion hardware from that era - parts that are usually still around, but not always sitting on the truck. Summers here run hot enough (severe heat band) that we see steel expand and springs fatigue faster than in milder climates, so a spring that's stretched or a track that's binding by August isn't unusual. What We Will Not Do
We don't install commercial overhead doors or gates - different equipment, different hardware, and it's not our line of work. We won't sell a full replacement when the fix is smaller than that; if the springs are the problem, we replace the springs, not the whole unit. We don't carry every panel finish and every opener brand on the truck, so matching an older or specialty door sometimes means ordering the part and coming back. And we don't quote a firm price over the phone for anything we haven't seen in person - a bent track can look and sound like a spring problem until someone's standing in front of it. That's not us being cagey about numbers, it's that guessing wrong on a repair costs you money twice, once for the wrong fix and again for the right one.
