What Comes Next
Most houses in the San Antonio areas we work - Midtown, Tobin Hill, Woodlawn Hills, and the neighborhoods further out toward Helotes and Schertz - were built somewhere between 1954 and 2010, with a lot of that stock going up in the 1980s and 90s. That range matters because it tells us what kind of door and opener we're probably dealing with before we even pull into the driveway. A house from the early 90s usually has a different spring setup than one built in 2005.
When you call, we ask what the door is doing (or not doing), how old the opener is if you know it, and whether it's a single or double door. That's enough for us to bring the right springs, cables, and rollers on the first trip instead of the second one.
Summer heat here is severe, and that's the single biggest reason doors fail in this area - metal expands, lubricant dries out, openers strain harder than they should. If your door has gotten louder or slower to close as it's gotten hotter outside, that's not a coincidence, and it's usually fixable without replacing the whole unit.
What We Will Not Do
We won't tell you a torsion spring repair is a DIY job. Springs under tension are the most common cause of serious injury on a garage door, and we'd rather lose the job than have you find out the hard way.
We won't quote a firm price over the phone before seeing the door. A cable that's frayed can mean a ten-minute fix or a sign the drum is damaged too, and guessing at that on the phone does you no favors.
We won't push a full door replacement when a repair will hold. Given how much of the housing here dates to the 80s and 90s, a lot of doors just need new rollers, a re-balanced spring, or a bent track straightened - not a new door. That said, if a door is old enough and rusted or warped enough that repair costs start approaching replacement cost, we'll say so plainly instead of nickel-and-diming it.
One honest limit: we work on residential garage doors and openers, not commercial overhead doors or gate systems, and we don't stock every opener part on the truck for units no longer made - some of those take a special order.
