What It Costs and Why
What a job runs here comes down to two things: how old the door and hardware are, and how hard the heat has worked them over the years. Houses across this area were built anywhere from 1954 to 2010, with the median sitting around 1992, so a torsion spring or opener we pull out of a house near the inner loop is often a different generation of part than one we pull out of a house in a subdivision eight or ten miles out. Parts for those are scarce, and once the track or the jamb hardware has warped, patching it usually costs more over time than replacing the whole unit with a modern sectional door.
Further out, across the ring of communities built mostly in the 1980s and 90s - places like Leon Valley, Windcrest, Universal City, Schertz, and Cibolo - the doors are sectional steel on torsion springs, which is a much more repairable system. A broken spring, a bent panel, or a worn cable on one of these doors is almost always worth fixing rather than replacing, since the rest of the door and opener still has useful life left in it.
The honest limit here: if a door is original to a house built before 1970 and the opener has already failed once, we'll usually say replace it. Chasing parts for hardware that old rarely saves the owner money once labor is counted.

We'll tell you that up front when you call rather than promise a window we can't hit.
On the phone we ask what the door is doing (won't open, off track, loud, opener runs but door won't move), the rough age of the house if you know it, and whether it's a single or double door.
